What happens next

After you have asked for a non-emergency repair, we will contact you to organise a suitable time and date for someone to visit your property.

Sometimes we need to inspect the damage first, then carry out the repair at a later date. If an inspection is needed, your housing officer will call you to make arrangements.

Most repairs are done by our repair contractors.

The contractor will contact you approximately 24 hours before to confirm the appointment.

Repairs are usually carried out:

  • all day Monday to Friday
  • early evenings Monday to Thursday
  • Saturday mornings

Sometimes we need to rearrange appointments. We will let you know in advance if this happens.


How long repairs take

We have a priority system, so we can deal with the most urgent problems first.

Emergency repairs

We will respond within two hours where there is a:

  • danger to health
  • risk to safety
  • risk of damage to property
  • serious damage to building

Examples:

  • burst pipe and tanks
  • security of property
  • total failure of electric supply
  • gas leak

Urgent repairs

If the repair is not an emergency, but seriously affects your comfort or convenience, we will complete it within 24 hours.

Examples:

  • roof leaks
  • partial loss of heating
  • partial gas or electric supply

Priority repairs

We will complete priority repairs within three days.

Routine repairs

We will complete repairs which will not seriously affect your comfort and convenience within 10 working days. Most repairs are routine repairs.

Examples:

  • exterior repairs to doors or windows
  • plaster repairs
  • footpath repairs

Complex repairs

Complex repairs involve the use of specialist equipment. For example, replacing a window.

These can take up to three months. In some cases, it may take longer.


Our targets are ambitious and there will be times when we are unable to meet them.
